Review Meetings will commence at 6:30 p.m. in the Auditorium of Lakewood City Hall located at 12650 Detroit Avenue unless otherwise indicated. You or your representative MUST attend the review meeting in order for an application to be reviewed. Please use the western entrance.

OLD BUSINESS

1109 Forest Road 

Andrew Henderson, applicant and property owner requests the review and approval of four variances to build a garage on a triangle shaped lot. Three variances are required for two side yard setbacks and one rear lot setback, and one variance is required for the height of the proposed garage:

  1. Side yard (North side of lot) variance request of 18” to the allowed 36”,
  2. Side yard (South side of lot) variance request of 6” to the allowed 36”,
  3. Rear yard (East side of lot) variance request of 15” to the allowed 36”, and
  4. Height variance request of 6” above the maximum allowable height of 15‘,

pursuant to sections 1121.10 and 1121.05. The property is located in an R1L, Single Family and Low Density district.

John D’Amico, The Great Garage Co., applicant requests the review and approval of three variances in order to build a garage:

  1. a variance to exceed maximum allowable accessory structure area by 4 sq. ft.(proposed garage is 484 sf, allowable is 480 sf),
  2. a second variance is requested on the rear yard of 14″ to place the foundation wall of a wooden garage 4″ from the rear property line thereby allowing the eave and gutters to overhang with the property line by 3″; the allowable setback is 18”
  3. a third variance is requested on the side yard of 3 1/2″ to place the side wall of the wooden garage foundation 14 ½” from the side property line instead of the 18” required, pursuant to sections 1123.07 and 1123.10(a). The property is located in an R2, Single and Two Family district.

Christine F. Yee, applicant and property owner requests the review and approval of a 104 sf variance in order to build a gazebo in the rear yard; the allowable is 40 sf, and the gazebo is 144 sf, pursuant to section 1123.03(i). The property is located in an R1H, Single Family and High Density district.

NEW BUSINESS

Docket No. 05-11-16                                    

1479 Maile Avenue

Brian Kauffman, AoDK Inc., applicant and property owner requests the review and approval of three variances in order to build a 250 sf garage at the existing setbacks:

  1. 6-inches from the northern (side) property line for a distance of 25-feet from the northeastern corner of the property;
  2. 12-inches from the eastern (rear) property line for a distance of 15-feet from the northeastern corner of the property; and
  3. increase the lot coverage of the principle building 250 square feet from 50% to 59%, pursuant to sections 1123.07 and 1123.09. The property is located in an R2, Single and Two Family district.
