First Variance: Pursuant to Schedule 1121.07 Minimum yard requirements (Ord. 91-95. Passed 10-7-1996), the minimum front yard side yard allowed for a primary structure is 40 feet. Addition of the new front porch reduces the front yard to 36 feet 11 inches, as proposed. Requires a variance of 3 feet 1 inch.
Second Variance: Pursuant to Schedule 1121.07 Minimum yard requirements (Ord. 91-95. Passed 10-7-1996), the minimum side yard allowed for a primary structure is 5 feet, or no closer than the existing wall of the primary structure. First Variance: The maximum primary lot coverage for the R1M district is 25%. With a lot size of 6,582 square feet, the proposed addition will exceed the allowable primary lot coverage (1,660 sq. ft.) by an additional 2% (135 sq. ft.). A variance (2%) is requested pursuant to Section 1121.09 – Maximum Lot Area Coverage (Ord. 91-95. Passed 10-7-1996.)

A variance (77 square feet) is requested pursuant to Section 1121.03 – Permitted Accessory Uses (Ord. 91-95. Passed 10-7-1996).
Fourth Variance. Accessory structures constructed of wood in the R1M district shall not be located less than 3 feet from any lot line. The proposed garage will be located 1.4 feet from the rear (western) property line. A variance (1.6 feet, as proposed) is requested pursuant to Section 1121.10 – Additional Accessory Structure Regulations (Ord. 32-16. Passed 9-6-2016.).
Fifth Variance. Accessory structures constructed of wood in the R1M district shall not be located less than 3 feet from any lot line. The proposed garage will be located 1 foot from the side (southern) property line.
