North Coast Baptist Church
Applicant, Rich Bozic of Blatchford Architects LLC, for property owner North Coast Baptist Church, proposes the construction of an ADA ramp, an enclosed hallway and first floor ADA bathroom attached to the exterior of the existing structure on the south side of the building. The current use of the structure and land is an existing non-conformity in the R-2 District and as such is required to maintain a 10 foot setback from abutting conforming uses. The property to the south is an abutting conforming use. The proposal reduces the south side yard setback to 4 foot 6 inches as proposed, requiring a variance of 5 foot 6 inches. Property is located in the R2-Residential Single and Two Family Residential District.
Variance 1: Request a variance of 5 foot 6 inches to reduce the side yard setback on the south side of the parcel to 4 foot 6 as proposed, the requirement is a minimum of 10 feet to allow for an expansion of a non-conforming structure.
